The Central Logistics Portfolio offers investors access to a diversified portfolio of 19 Class B/B+ light industrial properties spanning four major US logistics markets: Dallas-Fort Worth, Chicago, Indianapolis, and Cincinnati. Comprising approximately 1.4 million sq ft of leasable space, the portfolio is 97% occupied by 52 tenants across logistics, light manufacturing, and industrial services. With predominantly triple-net leases and in-place rents around 13% below market, the portfolio aims to provide stable income today alongside potential for future rental growth.

A diversified Australian real estate first mortgage debt fund offering a
relatively short investment horizon of approximately eight months. The
portfolio is supported by a conservative average loan-to-value ratio of 64.9%, with most loans secured against supply-constrained
residential assets. The fund is managed by Wingate Property with a track record of funding 350+ facilities totaling over AUD 9.0 billion.

#{P1R} MaxCap Real Estate Debt Fund IIA & IIIA | April & June 2026

An Australian real estate debt fund investing in a diversified portfolio of
senior and junior real estate-backed loans, with a current portfolio loan-to-value ratio of approximately 71%. The fund is managed by the MaxCap Group, which has over AUD 7 billion in funds under management to date and a track record of originating and investing in more than 750 loans over 18 years. It operates within Australia’s
private credit market, where borrower demand remains strong.

#{P1} UK Real Estate Portfolio Debt V - GBP | June 2026

An asset-backed UK real estate debt fund managed by Martley Capital Group, which oversees GBP 900 million in assets under management across 19 mandates. The fund invests in a diversified portfolio of 16 outstanding loans secured by over 31 real estate assets spanning multiple sectors and regions across the UK. With a weighted loan-to-value ratio consistently below 70% and a resilient track record through varying market conditions, the fund seeks to deliver stable income backed by diversified collateral and strong downside protection.

#{P1R} UK Retail Warehouse Portfolio Mezzanine Loan Tranche III | April 2026

A mezzanine loan secured against a portfolio of five freehold retail
warehouses across the United Kingdom. The portfolio is 84.1% occupied, generates approximately GBP 9.98 million in annual gross rental income, and benefits from strong retail warehouse market
fundamentals. The borrower is an experienced real estate manager with EUR 25 billion in assets under management and is secured with a combined loan-to-value ratio of 62.6%.

The portfolio is leased to 52 tenants, with rents at 13% below current market levels, providing meaningful rental upside over the hold period. Led by Investcorp, a global institutional alternatives manager (USD 62B AUM), alongside Dalfen Industrial, a specialist US industrial operator (USD 5.3B AUM).
