The asset is highly occupied (>98%) and leased on a long-term basis to a provider of AI infrastructure and sovereign cloud solutions, offering potential visibility on income.

MA Secured Loan Series Fund is an Australian real estate debt fund managed by a licensed Australian fund manager, MA Investment Management Pty Ltd, a wholly owned subsidiary of ASX-listed MA Financial Group Limited. The Sponsor has over AUD13.3 billion in Assets under Management (AUM) to date, having executed AUD165 billion in managed loans and acted as advisor for more than AUD125 billion of transactions.

A secured construction financing facility for the development of a Class A logistics asset in Icheon, Greater Seoul, South Korea. The asset is subject to a pre-lease arrangement with a tenant operating in the logistics sector, covering a majority of the completed facility.
The investment provides exposure to a logistics development located in an established logistics hub, with excellent connectivity to key transport networks.

A diversified Australian real estate first mortgage debt fund, providing exposure to a portfolio of registered first lien loans secured against underlying real estate assets across different sectors and locations.
The portfolio comprises loans with a weighted average loan-to-value ratio of approximately 70%, in line with the fund’s stated parameters. The investment offers exposure to real estate-backed credit within the Australian market through a managed fund structure.
