SINGAPORE, Mar. 10, 2026 /TravelDailyNews/ – RealVantage acquisition: The Heathcote Hotel marks the completion of a GBP 14 million off-market transaction in central Manchester, UK, executed in partnership with London-based real estate investor and asset manager Oberland.

RealVantage, which operates as RV SG Pte. Ltd. and is regulated by the Monetary Authority of Singapore under a Capital Markets Services licence, has secured an 85 per cent equity interest in the Grade II-listed heritage hospitality asset. Oberland retains the remaining 15 per cent stake, reflecting a second collaboration between the two firms.

Keith Ong, Co-Founder and Chief Executive Officer of RealVantage, stated: “A core pillar of this opportunity is significant sponsor capital commitment by Oberland and co-investment together with RealVantage; demonstrating a shared investment philosophy centred on value-add strategies, disciplined asset management, and long-term capital growth. With a soft launch targeted for October 2026, active asset management will commence thereafter. RealVantage will then undertake investment monitoring and oversight responsibilities, with a focused 12 to 18 month asset management period aimed at optimising operating performance and value realisation.”

The investment is projected to deliver a targeted 16 per cent net internal rate of return to platform investors over an expected 36-month holding period. The underwriting approach prioritises capital preservation and risk-adjusted returns through conservative capital structuring and medium-term value creation.

Prime Manchester location

Located at 107 Piccadilly, Manchester, The Heathcote Hotel occupies a prime central position approximately four minutes’ walk from Manchester Piccadilly Station, the city’s main transport hub with direct rail connections to London.

The property is also within 15 minutes of Co-op Live, the United Kingdom’s largest indoor arena by capacity, and the Etihad Stadium, home to Manchester City Football Club and a host venue for UEFA Euro 2028.

Heritage asset repositioning

Built in 1899 by architect Charles Henry Heathcote, the Jacobian-Baroque red-brick and sandstone building was originally constructed as a packing warehouse and showroom for the cotton manufacturer Sparrow Hardwick & Company. The freehold Grade II-listed property spans approximately 50,000 square feet.

Upon completion of refurbishment works, the hotel will increase its room inventory from 61 to 78 keys. Operations are scheduled to pause in April 2026, followed by a six-month refurbishment programme covering public areas, food and beverage outlets, and guest rooms.

Operator appointment and market context

C1 Capital has been appointed as hotel operator upon reopening. The investment specialist and manager currently oversees seven hotels across the UK, comprising approximately 1,300 bedrooms with a combined capital value exceeding GBP 500 million.

Manchester continues to demonstrate strong economic and tourism fundamentals. The city is forecast to record Gross Value Added growth of 2.1 per cent annually between 2025 and 2028, with employment growth projected at 1.3 per cent over the same period, according to EY ITEM Club.

In 2023, Manchester welcomed 1.72 million visitors, surpassing pre-pandemic levels. The tourism sector in Greater Manchester generated GBP 8.7 billion in 2022, with forecasts indicating continued growth supported by major events, convention activity at Manchester Central, and international sporting fixtures.
