RealVantage is an online co-investment platform that allows investors to invest in offshore properties at smaller investment quantum. Opportunities are carefully reviewed and underwritten and our online platform provides full offering materials. Investors decide on the particular asset to invest and the investment amount. Investors will then be asked to complete several digital legal agreements. Upon confirmation, you will fund your investment via wire transfer to a digital account maintained by an escrow bank. Investor will be notified once the property acquisition is completed. Investors receive quarterly updates on the performance of the assets through a personalised portfolio page. Any distributions will be transferred back to your e-account.

RealVantage charges investors an acquisition fee, asset management fees and divestment fees. These fees are a percentage of the asset value and it varies from deal to deal. Details of the chargeable fees are provided in the Deal Terms for each opportunity and in the Investment Participation Agreement.
Yes, RealVantage welcomes investors from across the world. As with all other RealVantage investors, offshore investors would need to meet our on-boarding criteria and eligibility due to Singapore's Monetary Authority of Singapore requirements.
Investors that invest in a particular asset will be shareholders of a newly established Special Purpose Vehicle ("SPV") that has 100% ownership of the title of the property. The SPV and the assets will be managed by the RealVantage through a management agreement. Thus, investors will have clear legal ownership to the asset. No other assets within the platform will be co-mingled nor will the asset within the SPV used to pledge as collateral for other assets.
The investments made on RealVantage are done amongst investors who are agreeable to be governed by the investment period specified for each investment. Investment period is typically for a 3 to 5-year period. As these are private investments, they are not traded on public stock exchanges and cannot be easily sold or traded. You should not invest with the intention of selling out your position. You may be able to resell your share in the SPV in a private transaction, RealVantage would be able to facilitate the process if a seller is procured by the investor. Given that there would be legal and transfer fees involved, one should invest with the investment period kept in mind.
Investors will be able to view real time updates of their investments when they login to the site at the personalised investor dashboard. The dashboard is the hub of information, aiming to provide comprehensive metrics about their distributions to date, upcoming milestones, and overall return on investment. Investors are notified by email when distributions are sent to their accounts.
RealVantage invests in properties across multiple jurisdictions and across multiple currencies. A multi-currency account will be created for each investor who signs up on the platform. Investors have the choice of making their investments in the Property's Local Currency (“PLC”).
At this point in time, RealVantage accepts funds in the Property's Local Currency (“PLC”) and does not get involved in foreign exchange currency conversions. Investors on the platform will not be exposed to any fluctuations since the entry and exit currencies are the same.
All distributions will be made in the Property's Local Currency (“PLC”) to the investor's account. Withdrawal from the accounts will also be in the PLC.
Investors can utilise their account to make follow on investments in the PLC if they have funds in that currency. If funds are insufficient in their account, investors would need to deposit funds in the PLC.
RealVantage will inform all investors when the investment enters the divestment phase, this is 6 months before the end of the hold period for the respective investment. RealVantage will market the property and seek to achieve the best prevailing market price before the end of the investment period.
